When purchasing a property it is vitally important to obtain good independent advice.
Whether this is in the form of a Home Buyer Report or Building Survey, the pre-purchase advice you receive could save you many thousands of pounds further down the line. The right advice could even help you renegotiate the purchase price to take account of essential repairs or, if major problems are found, prompt you to withdraw from the purchase altogether.
It is important that the advice is fully "independent". If you instruct a Surveyor who is also appointed by your Mortgage Lender, that Surveyor will be advising your Bank or Building Society within the framework of their lending criteria and your needs and best interests often become a secondary consideration. This is not in your best interest and our advice is to keep your Survey fully independent.
